What you can genuinely afford
Solved with the reset tax rate and the insurance premium inside the payment, the way a lender counts it. It comes out well below the national calculators.

Where these numbers come from
Property tax rates are measured from the tax actually billed against the price actually paid, across 34,711 closed sales in the last year, so they already contain county, city, school and fire district. Insurance is built on Florida Office of Insurance Regulation county averages. Flood zones come live from FEMA. Sale figures come from Florida Gulf Coast MLS.
